Types of Specialty Home Loans
Finance the construction of a new home on a lot you already own or apply for a loan that lets you finance the lot and the construction together. Once your home is built, this mortgage transitions into a permanent home loan that we will service locally. Learn more about Construction-to-Permanent Mortgages.

Choose from 30-year fixed-rate mortgage of 5/1 and 7/1 adjustable-rate mortgages (ARMs), depending on your needs. We'll work with you to find the mortgage that works for your situation.

You have big renovation plans for your house. With this unique mortgage, you can get the money you need for the purchase and your projects. Use it for refinancing your existing mortgage, too, and then cover the cost of repairs, remodels, renovations and energy improvements. The amount you can borrow is based on the estimate value of your home after your renovation. Keep in mind, this loan can't be used if you're planning to tear down and rebuild your home.
- Available as a fixed, 30-year mortgage or a 5/1, 7/1 or 10/1 ARM
- Generally, improvements should be permanently affixed to the real property (either dwelling or land) with the exception of certain appliances purchased and installed within a kitchen/utility room remodel
- Renovation work must be allowable under the bylaws of the HOA or written approval for the work must be obtained from the HOA
If you don't have the traditional documentation to qualify for a conventional mortgage, an ITIN Loan is a fantastic alternative. The Internal Revenue Service issues ITINs, which you can use in place of a Social Security number during your application. Work with UVA Community Credit Union to obtain this special mortgage and continue on your path to homeownership.
- ITINs can be issued to a U.S. resident alien or non-resident alien who files a tax return and isn't eligible for a Social Security number
- Also available to dependents and spouses of a U.S. citizen or resident undocumented noncitizen
